North East Saskatoon

Living in Aspen Ridge, Saskatoon

Saskatoon's premium north east address.

Aspen Ridge is the newest neighbourhood in Saskatoon's north east and carries the area's highest-end housing, developed with a natural aspen woodland theme.

It is where a lot of my clients move when they are buying their long-term family home rather than their next step up.

The Feel of the Neighbourhood

What Aspen Ridge is actually like.

Upscale and low density. Larger homes, generous lots and a quieter street feel than the neighbourhoods around it.

I have helped Filipino families move here after years of building equity elsewhere in Saskatoon. For most of them it is a long-term home rather than a first purchase.

Who Aspen Ridge suits best

  • Move-up buyers building their long-term home
  • Households wanting larger lots and higher end finishing
  • Buyers already settled on the east side who want to stay there

Local Amenities

What is close by.

Naturalised green space

Aspen stands and preserved natural areas are built into the neighbourhood plan rather than cleared for lots.

University Heights shopping

The retail along Preston North and Attridge is minutes away and covers everything from groceries to major retail.

Established east side schools

School assignment depends on your exact address and has shifted as the area grows — I confirm it before you write an offer.

Recreation access

Golf, trails and the north east recreation facilities are all within a short drive.

Property Types

What you will find for sale.

Estate style two storeys

Larger square footage, triple garages on some lots, and higher end interior specification.

Custom builds

A meaningful share of the neighbourhood is custom rather than spec built, so quality and layout vary more than usual.

Walkout and pie lots

Available in limited numbers and priced at a premium. Worth understanding the grading and drainage before committing.

Vacant lots

If you want to build rather than buy, this is one of the areas where lots still come available.

Getting around

  • McOrmond Drive connects the neighbourhood south to Circle Drive.
  • The University of Saskatchewan is roughly 15 minutes.
  • This is a driving neighbourhood — transit is present but not the reason people move here.

What I tell my clients before they buy here

  • Custom homes need a careful inspection. A high price tag is not a substitute for one, and I insist on it.
  • Landscaping on a large lot is a real cost. On new builds, confirm what is included and what you are inheriting as a project.
  • If you are considering building, I will walk the lot with you before you sign with a builder — grading, exposure and future neighbours all matter.
