Living in Brighton, Saskatoon
A planned village centre and the newest east side build.
Brighton is Saskatoon's most deliberately planned recent neighbourhood, designed around a central village square rather than a strip of big box parking.
It appeals to buyers who want a newer home but also want somewhere to actually walk to.
The Feel of the Neighbourhood
What Brighton is actually like.
Contemporary and design conscious. Tighter streetscapes, front porches, and a genuine attempt at a walkable centre.
Brighton tends to appeal to the professionals and couples I work with who want a newer home and a walkable centre rather than a large lot.
Who Brighton suits best
- Buyers who want new construction with a walkable core
- Households working along the 8th Street East corridor
- People who like a modern architectural look rather than traditional suburban styling
Local Amenities
What is close by.
Brighton Marketplace
The commercial area on the neighbourhood's edge covers groceries, pharmacy, restaurants and services.
The village square
The planned central gathering space is the neighbourhood's signature feature and shapes how the streets around it were laid out.
Parks and linear green space
Green corridors run through the neighbourhood rather than being pushed to the perimeter.
8th Street East
One of Saskatoon's main retail spines is immediately west, so major shopping is only minutes away.
Property Types
What you will find for sale.
Front garage two storeys
The standard detached product, generally built from the late 2010s onward.
Laned and narrow lot homes
Efficient designs on smaller lots with rear garages — the value entry point for detached living here.
Row townhomes
A large share of the neighbourhood, including some of the most architecturally distinctive product in the city.
Suite-ready builds
Several builders offered secondary suite options. Confirm legal status and permits before you count on the rental income.
Getting around
- McOrmond Drive and 8th Street East are the main connections; Circle Drive is a few minutes away.
- Downtown is typically 15 to 20 minutes.
- The neighbourhood was designed with pedestrian movement in mind, which is unusual for a new Saskatoon build.
What I tell my clients before they buy here
- Parts of Brighton are still being built out, so expect construction activity on some streets.
- Architectural controls apply in this neighbourhood. If you plan to change the exterior, garage, or fencing later, check the guidelines first.
- Smaller lots mean less yard work — a genuine plus for some buyers and a dealbreaker for others. Be honest with yourself about which you are.
