An old railway town inside the city, minutes from the university.
Sutherland began as a separate railway town and was annexed by Saskatoon in the 1950s, which is why it still has its own main street and a distinct small town layout.
It is one of the more affordable established neighbourhoods, and one of the first places I look when a client asks about revenue property.

Duplexes and small revenue buildings turn up periodically and rarely last long on the market.
Getting around
- The University of Saskatchewan is under 10 minutes; downtown is roughly 10 to 15.
- Central Avenue and 108th Street connect out to Circle Drive and Attridge.
- Strong transit service, which matters for the student rental market.
What I tell my clients before they buy here
- Rental income only counts toward your mortgage if the suite is legal. I verify permits and fire separation before we rely on those numbers.
- Lot sizes here are often larger than anything you will find in a new neighbourhood — good for a garage, a garden, or future value.
- Older homes need older-home diligence: sewer line, electrical panel, foundation. I never skip the inspection in Sutherland.
