Evergreen sits at the north east corner of Saskatoon and is one of the city's newest large neighbourhoods, which means most of the housing stock is still relatively young.
If you want a newer home without the price tag that comes with the estate areas, Evergreen is usually one of the first places I take buyers.

Quiet, tidy and residential. Wide streets, young trees, and a lot of families at the same stage of life.
Evergreen is a neighbourhood I show often to Filipino families with young children, usually because of the newer homes, the schools and the park space.

A neighbourhood commercial node covering everyday needs — groceries, coffee, takeout and services — without driving to a major centre.
Sister O'Brien School
A Catholic elementary school within the neighbourhood, with additional public school options a short drive away in Willowgrove.
The central wetland
A large naturalised pond and park space anchors the middle of the neighbourhood and is the main gathering spot in summer.
University Heights amenities
The larger shopping along Attridge and Preston North is a few minutes away for anything Evergreen Square does not carry.

Newer two storey homes
Built largely from the 2010s onward, often with a front attached garage and open main floor plan.
Laned homes
Narrower lots with a rear detached garage or parking pad. These are the entry point into the neighbourhood and move quickly.
Townhouses and semi detached
A meaningful share of the neighbourhood, and a common choice for buyers who want new without a full detached price.
Legal secondary suites
More common here than in older areas, since many builders included suite-ready designs. Always confirm the suite is legal and permitted.
Getting around
- McOrmond Drive and Central Avenue are the main routes out of the neighbourhood.
- The University of Saskatchewan is typically a 10 to 15 minute drive.
- Downtown runs about 15 to 20 minutes; you are on the opposite side of the city from the south industrial areas.
What I tell my clients before they buy here
- Because so much of the area was built at once, comparable sales are plentiful — which makes pricing an offer far more precise here than in older neighbourhoods.
- New home warranty may still be in effect on the newest homes. I check the remaining coverage as part of every Evergreen offer.
- Some streets sit close to the future development edge; ask me what is planned before you assume that open field stays open.
