The defining feature. Lots backing the water carry a premium, and the surrounding walkways are used year round.
Stonebridge shopping
Rosewood does not have a large retail centre of its own yet, so the Stonebridge commercial area a few minutes west does the heavy lifting.
8th Street East corridor
Restaurants, services and additional shopping are a short drive north along 8th Street.

Waterfront lots
Limited and priced accordingly. Worth understanding the maintenance expectations before you fall in love with the view.
Getting around
- Access is via Rosewood Gate and Boychuk Drive, connecting to Circle Drive within minutes.
- Downtown is roughly 15 minutes; the south industrial and airport routes are straightforward.
- Transit service is lighter than in established neighbourhoods — plan on driving.
What I tell my clients before they buy here
- Active construction means occasional dust, truck traffic and unfinished landscaping on some streets. It resolves, but it is real today.
- In a newer condo complex I look closely at the reserve fund study — a low fee with a thin reserve is not a bargain.
- Buying directly from a builder is not the same as buying resale. I represent your side of that conversation at no cost to you.
