Nutana is one of Saskatoon's original neighbourhoods, and it feels like it — mature elms over the streets, character homes with real front porches, and Broadway Avenue as its main street.
Buying here is a different exercise from buying new. The charm is genuine, and so are the maintenance realities.

Historic, walkable and independent. Local cafés and shops instead of chain retail, and a strong sense of neighbourhood identity.
Nutana is not the typical first-home choice among my clients, but some have chosen it specifically to be able to walk everywhere and skip the second vehicle.

The Meewasin Valley Trail
The riverbank trail runs along the neighbourhood's western edge and is used year round for walking, running and cycling.
Nutana Collegiate
The city's oldest high school sits in the neighbourhood, alongside established elementary options.
Downtown access
The Broadway and University bridges put downtown within an easy walk or a very short drive.

Character homes
Early 1900s two storeys and one and a half storeys, many with original woodwork. Condition varies enormously between them.
Post-war bungalows
Smaller, solidly built and often the most affordable detached option in the neighbourhood.
Infill homes
Newer builds on older lots, offering modern systems in an established setting — usually at a premium.
Condos and suites
Both purpose-built condos and older homes with basement suites, which makes this an area investors watch closely.
Getting around
- Genuinely walkable — one of the few Saskatoon neighbourhoods where you can live comfortably with one vehicle.
- Downtown is a 5 to 10 minute drive or a walk across the bridge.
- Transit service is strong compared with the newer suburbs.
What I tell my clients before they buy here
- Older homes mean older systems. I look hard at electrical, the foundation, the sewer line and any past water in the basement.
- Some properties fall within heritage or infill guidelines that affect what you can change. Check before you plan a renovation.
- Off-street parking is not a given. If you need two spots, we need to filter for it deliberately.
